Phase I and II Services:-

A Phase I Environmental Property Assessment includes Site Inspections, Risk Assessments, Database searches, Property history, Locations of known waste sites, and Violation history. Now EPA has defined a less detailed property assessment called a Transaction Screen (or Pre Phase I). Phase I Environmental Site Assessment is a complete investigation of the property including a site survey, inspection of surrounding properties, database search,Sanborn maps, aerial photos, geologic surface, flood plain, elevation map review and property history. This Phase I Environmental Site Assessment is intended for commercial properties seeking Cercla Liability Protection. Such Phase I Commercial Property Site assessments are performed when it is known or suspected that pollution/contamination may be involved (gas station, spill sites, Factories, land fills, liquid storage etc). The report will identify known or suspected contaminations & recommendations for testing (Phase II) or clean-up (Phase III).

A Transaction Screen is a less intrusive property investigation for sale/purchase of a commercial property where there is no knowledge or suspicion that pollution is involved and thus CERLLA Liability protection is not necessary. It involves a site inspection including surrounding properties, database search, property history, Sanborn or aerial photos may be involved. The report will identify “Areas of Concern” for further investigation or testing, or confirm the absence of environmental liability issues. Of course, the Transaction Screen involves less expense and can be performed in less time (usually 2 to 3 weeks) as opposed to 3 to 4 weeks for a Full Phase I.
